Water and sewer will actually be provided by Powder Mountain Water & Sewer but paid through the Association. Propane will be provided by the Association and metered to owners. |

Weber County currently maintains the road although there are tentative plans for the State to take over responsibilities in the future. |

| Is the project ski-in/ski-out? |

Yes. You can ski down to the Timberline chairlift via the Slowpoke/Timberline connector trail and/or ski down to the Sundown chairlift via the Sundown connector trail. You can ski to the units via the Slowpoke trail from the Sundown chairlift and also ski to the main base/parking area from both the Timberline and Hidden Lake chairlifts (this project borders the main parking area). You can also ski directly to the units from the top of Lightning Ridge. The project will also be Drive in/Drive out. A lift ticket must be purchased from Powder Mountain . |

| What is the history of Powder Mountain? |
| |
Powder Mountain was founded by Dr. Cobabe in 1972 and has been operated by the Cobabe family since its inception. For most of the 1970's and 1980's it was primarily a small, relatively unknown local ski area. Things began to change slowly in the late 1990's as more skiers began to visit Utah and the Olympics were awarded to Salt Lake City for the 2002 games. Post-2002 Utah 's motto of "Greatest Snow on Earth" became well known to the world. Powder Mountain currently boasts more than 500”of snowfall and “the most skiable acres in the USA " with 5,500 acres. However, development has been minimal with only 8 new town homes/condominiums built at the resort since 1990. In many ways Powder Mountain is still undiscovered and certainly uncrowded compared to other resorts in the West. |

| What future development is being planned at Powder Mountain? |

Powder Mountain is currently working on a 4-season resort master plan with both Weber and Cache counties (the ski area is in both counties) for additional development. The current proposed Master Plan includes new lifts, lodges, golf course, equestrian center, hotel and single family and multi family condominium housing. First Tracks Investors, LLC is not affiliated with Power Mountain and has no control over future development at the mountain. |

| Are common areas or facilities included in this project? |
| |
Current plans include a common underground parking garage with an elevator to the plaza level from which the units will be accessed. The outdoor plaza which will be equipped with a snowmelt system, is also a common area and be the responsibility of the HOA. |

No. Powder Mountain is in a watershed area and all pets are prohibited. |

| What will Homeowner's Association fees be? |

A preliminary budget has not yet been established . |

| |
Yes, some features such as appliances, counter tops, door hardware, lighting, and window blinds may be upgraded. More details regarding upgrades/options will be available in the near future. |

| What are the rental projections for the Powder Mountain Village Town Homes? |
| |
Based upon other nearby rentals at the resort, a projected range of $400-$500 per night and up to 80 nights per winter is anticipated. Area property management firms typically charge between 35-50% of gross rental revenue. |

| What about utilities? |
| |
All units will be serviced by the Powder Mountain Water & Sewer District which provides water, sewer and fire hydrant service. There is talk of Garbage also being provided by Powder Mountain Water & Sewer District; however, this is currently a privately contracted service to be handled by the Condominium Association. Fees for the above services will be included in the Condominium Association Fees. Each unit will be individually metered for propane (the complex will share 4 underground storage tanks) and electric usage. All units will also be equipped for phone, Satellite TV and high speed internet capability. It will be the responsibility of unit owners to establish accounts with Utah Power, Qwest, DirecTV, and/or other providers for these services. |

| What about Hot Tubs? |

Each unit will have private decks which have been designed to accommodate hot tubs. Hot tubs will be allowed within the parameters established in the Master Deed and Bylaws of the Condominium Association. |

| What other recreational opportunities are available in the area? |
| |
Golf, Hiking, Mountain Biking, Hunting, Boating, Snowmobiling, Fishing, Swimming, Tennis, Horseback riding, rafting are all within 15 minutes, as well as ice skating in nearby Ogden. |
